Out of all the lakes in Georgia why should I choose Lake Lanier?

That is a personal preference because each of Georgia’s  lakes is different and has its own personality.  Lake Lanier attributes include being located closest to Atlanta, easy access to Ga 400 and Interstate 85, wide range of home pricing, offers full time and part time living options, and great dining both off and on the lake.  You will have a good experience on any of Georgia’s lakes, but must buyers find Lake Lanier offers the best of what the other have to offer. 

What are Lake Lanier levels?

What are the prices for lake front property?

Lake Lanier prices start at about $2500,000 and can go up to $15 million and higher. The views and shoreline of lake front property differ so much that adjacent properties can vary as much as half a million dollars. There are many opportunities for lake front lots, but buyers are paying from $300,000 to over $2 million dollars for tear-down properties.

A common rule of thumb for pricing Lake Lanier properties…

1.  Any home with a wet dock is usually worth $250,000.00 – $350,000.00

2.  Most homes with a dock and deep water are worth $400,000.00 plus

3.  Most homes with a dock, deep water, and a view are $450,000.00 plus

4.  Homes with all of the above and newer construction start around $650,000.00

5.  Homes on Lanier without dock permits are only worth the house and lot for comparible homes off the lake (based on the current lake market) 

With all the drought and water problems occurring at other lakes, is Lake Lanier experiencing any water shortage?

Lake Lanier’s full pool is 1071 as set and controlled by the corp of engineers.  Due to commitments with neighboring states, drinking water source for many counties, and recreational requests Lake Lanier’s water has many uses.  On average Lanier will drop 5′ – 7′ over the summer and fill again to 1068-1071 over the winter.  Many Lanier properties were impacted with the all time low of 23′ below full pool a couple years ago.  A knowledgeable realtor and long time resident are a good combination when researching Lanier properties.  Although 5′ below full pool doesn’t sound like much it may be the difference between your dock floating or on dry land.

What is the best time to look for lake property?

Generally speaking there is no “best time” because properties come on the market at many different times of the year. Lake Lanier levels fluctuate yearly so using Google Maps and Bing helps with both water quality and quantity.  However, during the fall and winter when the trees are bare, you are sometimes able to get a better sense of the property and view.
